Park 52 Rental Requirements Thank you for considering a home or apartment with Park 52. This unit will be rented to the first qualified applicant. Generally, only one application at a time will be processed. We want to process your application as quickly as possible so please make sure the application is filled out completely with current and accurate information. Also be sure the application is signed by all parties. Your income should be 3 times the amount of the monthly rent/lease. Verified by the employer, pay stubs or tax return.

No more than 3 adults per unit. If roommates are applying and all have lived together for 1 year, we can combine the incomes to meet the requirement. If the roommates have not lived together for 1 year, each person will have to qualify with our credit and income requirements. In either case a separate application should be filled out with separate application fees. If this is a joint application then one or both person's employment should be for a minimum of 6 months at the same employer or related line of work. We look for good references from both your current and past Landlord's (who are NOT related to you). Please make sure we have accurate names, addresses and phone numbers. Positive credit will be accepted. We run a credit report for each person applying. Any bankruptcies must be discharged. Good payment history after bankruptcy must be reflected. No convictions for felonies, drugs, etc. When you are approved for a property, or when you are pre-approved and you identify a property, we can accept your deposit to hold and rent will usually start within a day or two, or as agreed. The property remains on the market for other people to view and apply for until a deposit to hold is received in the office.
If a property allows pets these are the requirements... The pet is under 20 inches high and weighs less that 30 lbs full grown. A perceived vicious breed such as German Shepherd, Pit Bull, Doberman, Rottweiler, etc. will not be allowed. Only one pet will normally be allowed to a property.. An additional pet deposit/fee is required and an addendum will be signed.
